๐ Step-by-Step Guide (7 Steps)
Prep Subfloor and Snap Center Layout Lines
Thoroughly vacuum the subfloor and inspect for any high spots or dips using your 4-foot level. Measure the midpoint of opposing walls and snap chalk lines intersecting at a 90-degree angle in the center of the room. Verify squareness using the 3-4-5 triangle method before committing to your grid.

Perform a Dry Layout
Lay out two intersecting rows of tiles along your chalk lines using spacers between them without any mortar. Check where the tiles terminate at walls, doorways, and cabinetry to confirm that perimeter cuts will be balanced and wide. Shift the starting quadrant if necessary to avoid awkward sliver cuts at the main entrance.

Mix and Comb Thin-Set Mortar
Add clean water to your bucket first, then slowly add dry thin-set and mix at low RPM until it reaches peanut butter consistency. Let the mixture slake (rest) for 5 to 10 minutes, then remix briefly without adding more water. Apply mortar to the subfloor with the flat side of the trowel, then comb in straight, parallel lines using the notched edge held at a 45-degree angle.

Set and Level Tiles
Place a tile firmly into the wet ridges, pressing down with a slight back-and-forth wiggle perpendicular to the ridge lines to collapse the air pockets. Insert spacers or leveling clips at the corners and along edges, then bridge across adjacent tiles with your level to confirm flat alignment. Lift a tile occasionally to ensure at least 85% to 90% mortar coverage on the back.

Measure and Cut Edge Tiles
Measure the remaining gap between the last full tile and the wall, subtracting the spacer width on both sides for expansion joints. Mark the cut line on the tile glaze with a pencil or grease pencil. Score and snap the tile with a manual cutter, or slowly guide it through a wet saw table, then set it in place with back-buttered thin-set.

Grout the Joints
After letting thin-set cure for 24 hours, remove all spacers and scrape any dried mortar from joints. Mix sanded grout to a toothpaste consistency and load onto your rubber float. Spread grout diagonally across the tile joints at a 45-degree angle, firmly pressing the material deep into the cavities, then hold the float at 90 degrees to squeegee excess off the surface.

Sponge Clean and Polish Haze
Wait 15 to 30 minutes until the grout turns firm and matte. Dampen a dense grout sponge in clean water, wring it out completely until barely damp, and wipe the tiles in gentle circular motions to shape the joints. Rinse the sponge frequently, finish with a light diagonal wipe, and once the surface dries to a white haze, buff it clean with a dry microfiber cloth.
