๐ Step-by-Step Guide (6 Steps)
Establish Reference Lines and Dry Layout
Measure the room dimensions to locate the visual center and snap perpendicular chalk lines. Lay out a row of dry tiles with spacers along both axes to ensure you do not end up with narrow slivers at walls or doorways. Adjust reference lines slightly if necessary to balance the edge cut widths on opposing sides.

Mix the Thin-Set Mortar
Pour clean water into a bucket, then add dry thin-set powder according to the manufacturer's ratio. Mix thoroughly with a drill and paddle mixer on low speed until it reaches a smooth, peanut-butter-like consistency. Allow the mixture to slake (rest) for 5 to 10 minutes, then briefly remix without adding extra water.

Comb Mortar and Set Full Tiles
Apply thin-set to the subfloor with the flat side of the trowel to key it in, then comb straight ridges in one direction using the notched side held at a 45-degree angle. Press each tile firmly into the ridges with a slight perpendicular twist to collapse the trowel ridges for full coverage. Insert spacers or leveling clips at all corners and edges, lightly tapping with a rubber mallet to level.

Measure, Cut, and Install Perimeter Tiles
Measure the remaining gaps between the full tiles and the walls, accounting for tile spacers and an expansion gap at the baseboard. Score and snap straight cuts using a manual tile cutter, or use a wet saw for notch cuts around door jambs. Back-butter the cut tile with thin-set using your margin trowel, then press and level it into place.

Clean Joints and Allow Mortar to Cure
Before the thin-set hardens completely, use a wooden shim or joint scraper to rake out any mortar that squeezed higher than halfway up the tile sides. Wipe down tile faces with a lightly damp sponge to remove any wet mortar residue. Remove spacer tabs if using non-breakaway types, and allow the floor to cure undisturbed for 24 hours.

Grout the Joints and Wipe Clean
Mix grout to a thick paste and spread it diagonally across tile joints using a rubber grout float held at a 45-degree angle to pack seams completely. Hold float nearly vertical (80โ90 degrees) on the return pass to scrape excess grout off tile surfaces. After 15โ20 minutes when grout turns firm, use a damp, well-wrung sponge in circular motions to shape joints and wipe away residue.
