How to Install a Flanged Window

๐ Step-by-Step Guide (6 Steps)
Inspect and Prepare the Rough Opening
Measure the rough opening height, width, and diagonals to ensure it is square and roughly 1/2 to 3/4 inch larger than the window frame. Clean any debris, sawdust, or protruding nails from the sill and studs. Check that the sill plate is level before proceeding.
- โข Clean, bare wood framing visible with no protruding nails.
- โข Both diagonal measurements match within 1/8 inch.
- โข Failing to check for squareness before applying flashing membranes.
- โข Leaving debris on the sill that prevents flat flashing application.
Apply Sill Flashing
Cut a strip of self-adhering flashing tape at least 12 inches longer than the sill width. Center and press the flashing firmly across the sill plate, extending it at least 6 inches up each side jamb. Smooth out all air pockets so the tape adheres tightly into the bottom corners.
- โข Flashing tape covers the entire flat sill and turns 6 inches up both vertical jambs.
- โข Tape is pressed flat with no wrinkles or open voids in the inside corners.

Apply Exterior Sealant to Flange Line
Apply a continuous, thick 3/8-inch bead of exterior-grade sealant directly to the exterior sheathing around the top and side edges of the rough opening. Leave the bottom sill area unsealed to allow any trapped moisture an escape path. Ensure the bead is positioned where the window flange will make direct contact.
- โข A continuous 3/8-inch bead of sealant along the top header and both side studs.
- โข Bottom sill edge left completely unsealed.
- โข Sealing the bottom flange, which traps water inside the wall assembly.
- โข Laying down a bead that is too thin or broken into discontinuous segments.
Set, Level, and Plumb the Window
Lift the window into the opening from the exterior, pressing the side and top flanges firmly into the wet sealant. Place a 4-foot spirit level against the bottom sill and side jambs, inserting composite shims under the low corners until the unit is perfectly level and plumb. Drive a single fastener through an upper corner flange into the framing to tack the unit in place.
- โข Level bubble is centered when placed against the sill and jambs.
- โข One temporary fastener holds the upper corner of the window flange flat to the wall.
- โข Fastening all corners before verifying plumb and level across both axes.
- โข Pushing the window too hard into the opening, bowing the frame.
Fasten the Nailing Flange
Drive 1-1/2 inch exterior fasteners through the pre-punched slots in the nailing flange every 8 to 12 inches, or per manufacturer specs. Drive fasteners straight into the center of the slots without over-tightening to avoid warping or cracking the vinyl flange. Ensure all four corners are securely fastened.
- โข Fasteners driven flush every 8 to 12 inches around the perimeter.
- โข Nailing flange sits flat against the sheathing without waves, buckles, or cracks.
- โข Over-driving fasteners, which cracks or ripples the vinyl flange.
- โข Driving nails through the solid vinyl instead of using the factory-punched slots.
Flash Jamb and Header Flanges
Apply self-adhering flashing tape over the vertical side flanges first, overlapping the bottom sill flashing and extending at least 2 inches above the top flange. Next, apply a top flashing tape piece across the header flange, overlapping both side tapes. Roll or firmly press the tape to ensure water sheds continuously from top to bottom.
- โข Side tapes fully cover the nailing flanges and overlap the sill.
- โข Top header tape covers the top flange and overlaps both side tapes in a shingle-lap fashion.
- โข Applying the top tape first, which creates an edge that catches running water behind the sides.
- โข Leaving the edge of the flange exposed without complete tape coverage.
