โ ๏ธ Safety Checkpoints & Warnings
- โข Verify local building codes, frost line depth, and secure all mandatory permits before excavating.
- โข Wear an OSHA-compliant fall protection harness tied off to certified anchor points when working on the roof.
- โข Call 811 to have all underground utilities clearly marked before digging pier footings.
๐ Step-by-Step Guide (6 Steps)
Excavate and Pour Concrete Pier Footings
Stake out the building perimeter using batter boards and the 3-4-5 squaring method to verify right angles. Dig footing holes below your regional frost line, insert cylindrical Sonotubes, and place rebar cages inside for structural reinforcement. Mix and pour high-strength concrete into each tube, setting galvanized adjustable post brackets into the wet tops aligned precisely with your transit line.
- โข Concrete pier tops are uniformly level across all perimeter lines
- โข Anchor brackets are centered on tubes and oriented identically
- โข Digging above the frost line, causing winter frost heave and foundation shifting
- โข Failing to cross-measure diagonals, resulting in an out-of-square foundation
Assemble and Level the Subfloor Platform
Secure treated 6x6 posts into the pier brackets and mount doubled 2x10 treated support girders across the post tops. Lay out floor joists at 16 inches on center across the beams, fastening each joist with approved metal hurricane ties and joist hangers. Apply heavy-duty construction adhesive across joist tops and screw down 3/4-inch tongue-and-groove subfloor panels with staggered seams.
- โข Subfloor is completely flat with no deflection or squeaks underfoot
- โข All subfloor panel joints align centered over underlying joists
- โข Skipping subfloor adhesive, which causes permanent floor squeaking
- โข Fastening plywood sheets tight against each other without an 1/8-inch thermal expansion gap
Frame and Raise Exterior Stud Walls
Snap chalk lines on the subfloor deck and assemble 2x6 wall frames horizontally, spacing studs 16 inches on center. Build structural headers over all window and door rough openings, supporting each header with jack and king studs. Square the frame diagonally, nail 7/16-inch OSB sheathing onto the studs, then lift the wall upright with a crew and brace it securely with temporary diagonal 2x4s.
- โข Wall corners are verified plumb with a 6-foot level
- โข Diagonal 2x4 braces lock walls firmly in place without racking
- โข Lifting walls without diagonal bracing, risking sudden wall collapse from wind gusts
- โข Incorrect rough opening dimensions that fail to accommodate pre-hung door frames
Set Roof Trusses and Install Sheathing
Hoist engineered roof trusses onto the double top plates at 24-inch intervals and fasten each connection using metal hurricane clips. Secure continuous lateral 2x4 bracing across the interior truss webs to lock them rigid. Fasten 7/16-inch OSB roof sheathing horizontally across the trusses, staggering the seams and inserting H-clips between every rafter gap for vertical support.
- โข Trusses form a straight, uniform ridge line with consistent eave overhangs
- โข Roof sheathing panels sit flat without sagging between truss spans
- โข Omitting metal H-clips between unsupported panel edges, leading to roof sagging
- โข Inadequate temporary gable bracing, which can cause progressive truss collapse
Apply House Wrap and Install Windows and Doors
Wrap the exterior walls with a weather-resistant barrier starting from the bottom up, overlapping horizontal seams by at least 6 inches. Seal all horizontal and vertical seams, stapled fasteners, and window rough openings with approved acrylic flashing tape. Insert exterior windows and doors into the prepared openings, shim them plumb and level, and fasten through the exterior mounting flanges.
- โข House wrap is tight, fully taped, and free of unsealed tears or holes
- โข Windows and doors open, close, and latch smoothly with uniform perimeter gaps
- โข Reverse-lapping flashing tape, creating water paths directly behind the weather barrier
- โข Over-tightening window mounting screws, which twists the frame out of square
Install Metal Roofing and Exterior Siding
Roll synthetic underlayment over the entire roof deck, securing drip edge metal along all eaves and rakes. Fasten corrugated metal roof panels from the eave upward into the prevailing wind using gasketed neoprene screws driven directly into the flats. Install vertical furring strips on the walls to create a rainscreen ventilation gap, then nail your exterior siding boards cleanly from the bottom course up.
- โข Roofing screws are driven straight with compressed, un-crushed neoprene washers
- โข Siding reveals are level and consistent around the entire perimeter of the house
- โข Over-torquing metal roofing fasteners, which crushes the rubber washer and causes water leaks
- โข Blind-nailing siding without a drainage gap, trapping moisture against the sheathing
